What's Good: A very good place to stay if you're ok with the backpacker culture. We got the best rooms, 43 and 44, they are huge and incredibly spacious. But there are no AC's. But the windows are huge and opening them up not only opens up a beautiful view of chennai but also helps significantly in cooling the room. The facilities are minimal but the staff are really cordial and make sure all your needs are attended to immediately. Its a quiet, serene hotel which lets you just wander around aimlessly. Perfect if you're looking for a place to ease off and relax. I would definitely stay there again.
Good base for Chennai

As an older couple backpacking through India, we are used to staying in all sorts of different quality of places. So we booked Broadlands based on the numerous reviews saying how good it was and great value. They were right in that the price is very good and the location is nice for us, but our room as least was looking somewhat tired and in need of some work. We were given a huge room that was in essence on the roof with 3 of the 4 walls made from wood and window/shutters. I suspect that is was much bigger than the other rooms. It was great as it was huge and certainly away from everyone else. But it was pretty grubby, particularly the bathroom. Over our years of travelling we have always found that keeping somewhere clean is a good sign of what to expect. This seems especially the case in India. The bathroom here was in dire need of some serious work. The mattress was also made of rock, or something close to it. Great for my wife, but hard for me. Outside was a water pump that went on and off whenever anyone wanted water anywhere in our part of the hotel. I don't have a problem with noises (Broadlands is next door to a mosque), but this one was really irritating as so intermittent and loud. Otherwise the hotel was OK. Not sure that I would go much further than that. It does what you ask, providing somewhere cheap to stay that seems safe in a big city (they have lockers for valuables in reception with your own lock), but by standards of everywhere else we have stayed in India and around the world (at a similar level) it lacks some of the basics.
More than value for money

Broad Lands is a beautiful and charming hotel with a great ambiance. The peaceful vibe brings great sleep and gives the opportunity to relax after a day out in bustling Chennai. On top of that helpful and friendly staff. More than value for money!
Faded colonial grandness with a wonderful atmosphere

Few hotels have the atmosphere of faded grandness that this hotel has. Sprawling and spartan , the rooms are large and basic ,no flatscreen , the pillows are like sympathetic cement bags - its a budget hotel at budget rates . Interior courtyards allow for shaded lounging and showers are good.. I loved this place - Yes the owner is offhand and things move slowly here but the place has a charm that is rare . Don't expect luxury - its a shady , spacious remnant of a former India that is a refuge from the chaos of Chennai
Rudest owner, nice bldg, poorly maintained

First off, the owner/manager was one of the rudest ive dealt with in my whole month in chennai. I came in 2 times before looking for a room. I would always smile n greet them while a rude n snappy "no rooms!" Was the only reply. Now i dont mind if ur actually full, but i was staying next door at the time n could clearly see they were not! The 2cnd time my greeting was the same, then i showed him there were rms available online and booked one infront of them. When i asked for the rm they still said no rooms, unless you want a family size rm at over double the rate. We wont honor your booking because its last minute. Most ppl give atleast 24 hrs. Last time (first successfuL check in) i came in again - Namaste! No Rooms! I have a booking, made 1.5 days ago so u cant say its last minute. I would like to check into my room with attached bathroom please. After making mad faces n talking in tamil they grudgingly say we only have 2 rms available. Magic! They went from zero to 2 in a matter of minutes! Besides walking past MANY (most) empty rooms, they give me a choice of the 2 smallest rooms in the corner which windows face a construction site. The bed is only 5.5ft long roughly and has head and foot board so any tall ppl be prepared to sleep fetal position all night. Any requests no matter how small will be rudely denied if your not the "type of tourist" they like. Rooms look like their snowing from paint chips falling everywhere. The room had no bathroom and was nothing remotely close to what i booked online. This happens often here according to other guests so be prepared what u see online is not likely to be what u get. I only stayed here because i needed to move heavy luggage from a previous room that was on the same street. Only pro - the bldgs foundation is/was beautiful and would be if they upkept it better. This place openly descriminates and prefers to let in europeans or local tamils only it seems. They have no problem clearly treating guests entirely different based on your ethncity. I would never recommend this place nor support such behavior in the 'hospitality' field.

We stayed here on our very first few nights in India... felt like a safe little oasis to retreat too when outside was too much. Staff were friendly and helpful, waited up for us when we arrived at 1am. Were also full of recommendations for food places nearby, all of which were great. Our room was huge and colourful. We were recommended to stay here from a friends mum who stayed in the 80s and we were not disappointed! The place has loads of character, bit run down and ramshackle but that added to the magic for us. The courtyard is really the highlight, full of plants and huge fully grown trees. Pretty well located too and really affordable. Highly recommend if you arent worried about luxury and are looking for more of an authentic place
Rooftop rooms are colonial penthouses but best in cooler months.
