I'll be honest, I didn't select this hotel myself. I stayed here as part of a gadventures group. I know standards are different in India and I made allowances for that. The good points: this hotel is in a fantastic location. It's 5 minutes from the beach and set back from the main road so you have the convenience of everything without the noise. The rooms are huge and there's lots of space. They're also very cool. The bad points. The rooms don't seem to make any sense. We were in what I assume is some sort of staff block as there were apartments below us. There was a door in my room that clearly led through to someone else's lounge and was just padlocked shut. We had a huge kitchen/laundry room just off our bedroom which was handy, just a bit confusing. The sheets were dirty when we arrived. They were changed and replaced with another set of dirty sheets. The hot water wasn't working despite having switched it on in the bathroom and waited half an hour. After calling someone from reception it turned out to actually turn it on we needed to get a stick and poke a small button at the back of the heater each time. Check out was incredibly unorganised. We were told to wait five minutes while our room was checked, but no one ever came back to let us know if it was ok. We asked to clarify if one girl in our party was booked in for that night (she'd booked through an external company) and were told 'no' immediately before anyone had checked. When we asked them to check we were again told no, but offered the option to book our same room for the night. Whilst waiting to get in touch with the company we tried to book the room offered directly with the hotel figuring we'd sort out refunds later and were told there were no rooms for the night. When we queried this, having just been offered that room, we spoke to the manager who confirmed my friend was booked in and always had been. All in all, it's a mediocre hotel that is really let down by unfriendly and unhelpful staff.

We were booked in this hotel for the night of 23rd February. My husband and I were absolutely appalled at the filthy, poorly maintained, smelly hovel that we were expected to stay in. The first thing that hits you is the tatty run down reception that only collected our names on a sheet of paper and didn't require our passports which is not following regulations. We were then handed a filthy key and sent to find our room. Walking through the pool and buffet area the smell hits you, rank rancid smell that turns your stomach. The pool area was not clean, broken tiles, dirty grouting and people sitting around in outdoor clothes and shoes, not pool attire! The worst was yet to come, we found our room, shock and horror, the corridors were filthy with ground in long term dirt, a strong smell of people cooking in their rooms around ours, dirty washing hanging off balconies and from what we could see as we passed other rooms, multiple all male occupancy. The room was filthy, the light switch was so dirty I had to use a tissue to turn it on, two internal doors with a pathetic bolt leading to other peoples bedrooms, no safety or security. One sink with cold tap only, black mold on back of sink. Brown ooze around toilet and stained seat, dirty old under maintained shower area. Disgusting, dirty, poorly maintained fixtures and fittings with a note pinned to the door asking us not to stain the bedding with food or tattoo ink! Then to my horror a cockroach ran across the and disappeared under the skirting board. Bed was rock solid and the pillow had yellow stains on pillow case. We walked out, we booked another hotel across the road , another budget hotel which was spotless. My husband and I are frequent travellers to India, we love the country and the people very much and we understand 'the India way and their standards' we are more than happy with previous accommodation and have never written a bad review, this hotel is unsanitary and unsafe. Please see photos.

I'll start by stating the obvious: three-star in India isn't anything like three-star in places such as Japan and Germany. The front of the complex is reasonably well presented, but I must admit my first impressions weren't great when we were lead to our room - some dingy alleyways, lots of flaking paintwork and very tired, old buildings. These impressions continued upon entering our room, which was dull, drab and in serious need of a lick of paint. The separate toilet/bathroom is like something from a Victorian train station, and the fridge in the back room is probably a sought after antique! It could be worse I guess - at least you get a fridge and a back room! You also get air-con, if you're lucky (we were assured our room had it but on arrival we learned it didn't; the problem was, however, quickly solved by the hotel manager). Despite all of this, the positives begin to reveal themselves once you overcome the initial shock. The rooms might not be pretty with their rotting wooden doors, dodgy electrics and temperamental hot/cold water, but you do settle in and within a few hours it really doesn't seem all that bad. This is India after all, so don't expect to come here for a luxurious break having paid relatively little. The positives, then. The pool area is lovely - clean, pretty spacious and featuring a cosy restaurant and pool bar. I read one review which stated that the foul smell of the pool reached all the way to reception, yet I never once experienced these bad odours; in fact, as far as I could see, the pool was very clean and well kept. At night it looks stunning, if I'm honest, and eating/drinking at the pool bar/restaurant in the evenings was a pleasure (although the service was often a bit sloppy). You also have the location here - right in the middle of Candolim, just a couple of minutes from the beach and literally right on top of the main drag with its plethora of bars, eateries and shops. Room cleaning is daily and I found the reception staff to be helpful. See past the negatives by putting them down to where you've chosen to holiday and you'll have a great time here. To be honest, Candolim and its surroundings (Calangute and Baga) are such that you're VERY unlikely to spend much time in the room, other than to sleep or use 'the facilities'.
