The rooms are neat and clean, staff is courteous. Lobby is just OK, not what is there in picture. Breakfast is NOT AT ALL GOOD. They only provide towels and soap...shocking. Rest all chargeable. Even dental kits are not provided. The cost of these items are negligible yet expecting a guest to carry them on their holiday. Location is good. Certain error on their part had resulted in delay which they compensated by giving one complementary dish and breads, otherwise a proper dinner would have been more appreciated. (As narrated by my cousin who stayed)

The hotel is a very pleasant one, very good rooms, nice dining area, excellent service and very attentive staff. The owner is very friendly and always willing to help in many aspects related to the town and main sites to be visited as well as local Indo-Portuguese culture and about India. I really appreciated the help of the front desk team with regards to transportation and assistance, helping me commute locally. The garden area is cozy and well maintained. I really recommend this hotel in Panjim.

We had booked to stay at Christmas in June and paid an advance. Prices in Goa triple over the 2 week Christmas high peak season. Four months later property realized they could make more money by cancelling our booking and leaving us to pay three times more than the agreed and secured rate at another place. We are now USD 338 worse off because of this sharp and unethical practice. I'm now waiting for a refund of the money I paid to secure this booking. Don't trust the reliability of this hotel.

We booked a room for 5 nights over Christmas as it was a 5 minute walk from where my daughter lives and it was her first Christmas alone since leaving the family home. We booked at the beginning of June to ensure a good rate and so we had a place to stay that was very close by. We were charged a booking fee to secure the booking. At the end of October we received a mail from Booking.com to say that the hotel had over booked and they could no longer honour our booking. This was FOUR MONTHS after they had taken our deposit and well into the season for Goa, leaving us with nowhere to stay on Christmas Day. We had to get a new hotel that is not walking distance from her room and of course because it was October the room prices were four times as much. It seems obvious that they got a better offer, so chose to cancel our booking regardless of the fact we booked 4 months prior AND having taken a security deposit from us. Do not even consider trying to make a booking here.

U.S.Negi It was my first stay in Goa i was very happy that I got such a nice hotel to stay in my first visit itself. Rooms are spacious and clean especially the wash room.Hospitality is wonderful individual attention is given to every guest.
